The Feasibility analysis objectively and rationally identifies the strengths and weaknesses of a project. The fundamental criteria used to judge the feasibility of a project are the cost, the schedule and the value to be delivered.
Why: By effectively completing the feasibility analysis, you will generate the information from which sound decisions can be made.

During the
Programming phase, the project requirements are identified, along with a conceptual vision of how the space will be used. This phase may include a design charrette and/or the development of a project charter.
Why: A well drafted project program will reduce changes and other complications by establishing a clear vision for the project and by setting expectations that will guide the project team through the remaining phases.

The Scheduling and Budgeting process transcends all phases; as details are developed, the project schedule and budget become more defined. Contingencies and allowances are allocated accordingly.

In Schematic Design the conceptual image of your project begins to take
shape. Your diligence in the feasibility and programming phases will become relevant at this point, as your concept becomes real.
Why: The maximum benefits from value engineering and constructability reviews are realized at this phase. Design adjustments identified here can be addressed with the least possible impact to the project in both time and money.

Design Development is the process of defining the project in terms of dimensions and materials.
Why: The progression of the design will provide the opportunity to reevaluate the budget and reduce some of the contingencies and allowances.

The development of the
Construction Documents is the meticulous process of solidifying the design and specifications.
Why: This phase transforms the design documents into the detailed information that will be required to perform the work necessary to complete your project.

Construction consists of a sequence of refinement steps. The construction process has been choreographed by the previous phases so its efficiency will mirror the accuracy and clarity of those previous phases.
Why: Executing the construction phase is the culmination of your preconstruction efforts, and proper execution is critical to the project's success.

Final inspections, commissioning, systems training, punchlist work and final documentation are all part of the
Close-Out phase, and mark the transition of your project from construction to occupancy.
Why: There should be a clear delineation between this phase and occupancy of the space to ensure a seamless assumption of responsibility.
