The Construction Management project delivery system works best when the Construction Manager is hired early in the design process, well before construction begins. Commonly chosen through a qualifications-based selection process, the Construction Manager provides preconstruction cost estimating, scheduling, constructability reviews and competitive sub-trade pricing. During construction, the Construction Manager provides management of the overall construction process, quality control, cost control and construction scheduling.
Because the Construction Management project delivery method lends itself to collaboration with the Owner and Design Team, we have found it to be very effective.
Petra performs General Contracting work on an ongoing basis for numerous new construction and renovation projects. We are successful in this method of project delivery given our financial and technical capabilities to perform the work. Our ownership of equipment, purchasing power and our in-house tradespeople allow for us to maintain our competitive advantage.
The term “Design-Bid-Build” is used to refer to a specific project delivery system that utilizes a General Contractor to perform the construction work. Design-Bid-Build refers to a method of project delivery in which the owner procures a design and bid package from an independent designer, uses a competitive procurement process to get bid prices for all work required to build the project as specified, and then selects a General Contractor to build the project on the basis of either Competitive Bid or Best Value.
Design-Build is a method of project delivery in which one firm assumes responsibility for both design and construction of the project. By combining these two functions from the outset, Design-Build promotes an interdisciplinary team approach throughout the entire duration of the project. The Design-Build approach provides the Owner the convenience of turn-key construction through a single source for both the design and construction and works well for projects with a challenging time schedule.
With Design-Build, Petra selects and hires the design team and coordinates the entire design and construction process, including program development, budgeting, schematic design, design development, construction documents, scheduling, construction, and commissioning. Petra’s experience with the Design Build method has generated very favorable results for our clients.
Building Information Modeling (BIM) is the development of an electronic model to store and manage building data during the building's life cycle. Three-dimensional modeling software is used to create a very realistic visual representation of the finished project, long before any construction work begins. BIM is transforming the design and construction process through increased levels of collaboration, early problem solving, better construction documentation, and improved building system integration. It generates value for Owners through 3-D visualization and clash detection resulting in fewer RFI's, change orders and schedule delays.
Petra offers in-house BIM capabilities to add value for our clients and allow us to work closely with architects, engineers, and major trade contractors to deliver projects in a very seamless and cost-effective manner. Our extensive use of BIM Services has proven that nearly every project can be better planned and executed through the use of BIM.
Sustainable design, through the use of environmentally-friendly products, systems and recycled materials, is being integrated into many building projects. Petra's LEED Accredited Professionals work closely with clients and design professionals to implement cost-effective sustainable building initiatives and achieve their environmental and energy saving goals.
Our Project Management staff and crafts personnel have experience using environmentally-friendly and recycled materials.
