The historic former Westport Bank & Trust Company building, built in 1924, was converted for retail and office use. Two new storefront additions were added along with new electrical and mechanical systems, an elevator, stairwells and a roof. The Owners were very sensitive to the historic nature of the building, including the murals, which were protected for reuse after the restoration of the building was completed.

This 36,000 square foot, three-story, steel framed office building received a major renovation. The project scope entailed multi-phased renovations to the partially occupied building’s core and shell, interior and site. Interior work consisted of a fit-out of the third floor and miscellaneous renovations to the first and second floors as well as a complete elevator upgrade. The lobby was renovated with stone flooring and beautiful quartered, figured Anigre wood paneling fabricated, finished and installed by the Petra millshop. The building also received an energy conservation upgrade consisting of new solar PV panels, energy efficient windows and insulated exterior walls. In addition to the roof replacement and reconfiguration of along the perimeter, a new rooftop mechanical system was installed and structural steel added underneath to support the new solar PV panels. Site work included adding concrete sidewalks, lighting, an entrance canopy with skylight, and a green wall to cover utilities.

Renovation of this early 1900’s building into Class A office space included all new finishes and renovated mechanical systems. Some interesting features included bamboo floors, a curved glass wall separating the reception area from the building corridor and a glass demising wall for the conference room. The space includes a reception area, offices, workstations, a large meeting room, a kitchen, conference room, and work/storage spaces.

The third floor of a Commercial Condominium was renovated for office use by the Foundation and a new stair connecting the third floor to the fourth floor was constructed. The 5,100 sf space contains multiple offices, conference rooms, a large multi-purpose room and a kitchenette. Work also included interior architectural woodwork and new kitchen casework, furnished and installed by Petra’s in-house millshop.

Three challenging projects were completed to accommodate changing business requirements for this local distribution company, including the installation of a new equipment mezzanine, construction of a 6,500 sf connector between two buildings, upgrading of mechanical systems, construction of five new truck loading docks, renovation of three loading docks, and conversion of existing space to offices. Office construction included installation of a new elevator, ADA compliant restrooms, and new finishes for 13,000 sf of space.

The system used by this global medical equipment manufacturer to sterilize their products had to be phased out and replaced with a new system, to meet new US EPA standards. The timely completion of the project was critical, as production would come to a halt if the new system was not fully operational by the required date. A ten inch thick concrete wall separates the addition from the existing building. The addition contains very sophisticated control systems and required very stringent air balancing.

As part of General Motors' (GM) Facility Image Upgrade Program for dealerships nationwide, this existing facility was upgraded to enhance the customer experience. In collaboration with GM, Gensler, and Andrew Robinson Architects, this extensive design-build renovation was completed within GM's strict design guidelines. Improvements to this facility included a new exterior with updated signage, new modern showroom, and updated finishes throughout.

This fast-track project was a complete interior renovation of an existing 26,275 sf manufacturing and office building, including new partitions, structural steel, doors, hardware, ceilings, painting, flooring, millwork, plumbing and electrical. Exterior renovations consisted of new siding, skylights, roofing and an enclosed vestibule accessed by a new concrete ramp and stairs.

The data center at PepsiCo’s Biology Innovation Research Lab was too small to meet their growing needs and needed to be relocated. Initial pre-construction investigations were performed to help develop the project scope and costs. Construction of the new data center included new finishes, mechanical and electrical infrastructures including a new 30 KVA UPS to supply the new and relocated servers for the data center. Challenging electrical shutdowns were coordinated to allow the project to be completed without causing any downtime to PepsiCo’s Lab or other building tenants.

This project included not only a complete lobby renovation, but a series of museum displays depicting over two hundred years of Schick-Wilkinson Sword history. Crafted to museum-quality specifications, the design team created an extraordinarily stylish design. The complex lobby and corporate museum space consists of custom fabricated walls, detailed with stainless steel, glass, and wood. The project remained open to the public throughout construction.

Sikorsky, realizing the need for an employee fitness center at its Stratford location, awarded this project to Petra based upon competitive bidding. The project consisted of the renovation of an existing 7,000 square foot space accommodating exercise rooms with state-of-the-art workout equipment, locker rooms and spaces for aerobics, chiropractic and physical therapy functions.

Petra was selected for the fast-track renovation of 50,000 square feet of office space used for the design and development of military and commercial helicopters. Located on the second floor of the Old Engineering Building, renovations consisted of demolition and new construction of offices, conference rooms, three kitchenettes, and finishes throughout. A 15,000 square foot classified area was constructed to SCIF Standards (Sensitive Compartmented Information Facilities) and involved highly technical security and acoustic work. This project presented several challenges, including the need to keep existing highly traveled corridors, which bisected the project area, open to the client’s employees as well as an extremely aggressive schedule.

As an Alliance partner, Petra assisted the client as Program Manager under a Master Agreement over a 15-year time frame, averaging $16M annually for approximately 30 to 50 projects a year. Projects ranged from a variety of network data centers, HVAC installations and upgrades, switch gear and critical power installations and upgrades, major and minor infrastructure improvements, and coordination of construction projects throughout New England. Installations were completed day-in and day-out without incident for more than 15 years for our client.

As part of an Alliance Agreement, this 80,000 sf renovation and expansion was needed to consolidate facilities and accommodate increased call volume. The space includes an additional 300 work stations and 300,000 linear feet of new data cable. The expansion was planned in two phases and required significant coordination with several local regulatory agencies. Shutdowns and system testing were completed during off hours to minimize business interruptions.
